1

Scope & Eligibility for Developers / Entrepreneurs

These Developer Terms govern corporate real estate developers, builders, colonizers, infrastructure promoters, and project entrepreneurs (“Developers”) who register to showcase residential townships, gated community villas, multi-storey apartment complexes, plotted layouts, or commercial ventures on Yards & Acres.

2

Permitted Real Estate Projects & Ventures

Developers are permitted to list following development asset categories:

  • Residential Apartments: High-rise, mid-rise, and standalone gated residential towers.
  • Villas & Townhouses: Independent and semi-detached luxury residential communities.
  • Plotted Land Ventures: HMDA/CRDA/DTCP sanctioned residential or commercial plotting schemes.
  • Commercial Parks: Retail shopping plazas, corporate office towers, and mixed-use complexes.
3

Mandatory RERA Registration & Statutory Disclosure

In accordance with Section 3 and Section 11 of the Real Estate (Regulation and Development) Act, 2016 (RERA), Developers must adhere strictly to statutory compliance rules:

Mandatory RERA Number: Any ongoing or new project exceeding 500 square meters or having more than 8 apartments must possess a valid, verifiable state RERA registration certificate prior to public listing.

Truth in Advertising: Developers shall not display the phrase “RERA Approved” unless a genuine RERA registration number is entered and subject to review.

Brochure & Delivery Dates: All project completion dates, possession commitments, specifications, and amenity representations in uploaded brochures must strictly mirror the official disclosures filed with the respective RERA authority.

4

Platform Verification Status vs Government Certification

Yards & Acres features platform verification badges to assist users in identifying verified commercial advertisers:

Status: “Verification Pending”

Assigned automatically when project details or developer company identification are submitted and undergoing initial manual moderation checks.

Status: “Verified Developer”

Indicates developer has completed identity verification, corporate documentation (CIN/GST), and stated registered RERA credentials.

Crucial Statutory Notice: The badge “Verified Developer” represents an internal platform trust indicator based on preliminary document submission. It does not constitute a statutory certification, government clearance, or guarantee of financial solvency by Yards & Acres or any public regulatory body.

5

Municipal Sanctions, Layout Clearances & Title Guarantees

Developers represent and warrant that all displayed master plans, layout blueprints, and construction elevations have received necessary statutory approvals from competent authorities (such as HMDA, GHMC, CRDA, DTCP, fire services, and airport height clearances). Developers shall indemnify Yards & Acres in full against any claims arising from unauthorized construction or deviations from approved sanctions.

6

Project Leads, Investor Inquiries & Professional Ethics

Verified buyer enquiries and project interest leads forwarded by Yards & Acres must be processed solely by the Developer’s authorized sales personnel.

Developers must not engage in deceptive pressure sales tactics, bait-and-switch pricing, or undisclosed additional charges. Any complaint regarding illegal advance cash demands or harassment of prospective buyers will result in immediate delisting of the project and developer blacklisting.

7

Suspension, Delisting & Regulatory Reporting

Yards & Acres reserves the right to unpublish, suspend, or permanently remove any project or developer account, without compensation or refund, upon receipt of: (a) RERA stop-work or revocation notices; (b) municipal demolition orders; (c) consumer court injunctions; or (d) credible evidence of deceptive advertising.
