Seller Terms & Listing Policy
Comprehensive rules governing individual property listings, ownership warranties, upload quotas, priority promotions, and lead handling ethics.
Scope & Applicability
These Seller Terms (“Seller Agreement”) govern all individual property owners, co-owners, power of attorney holders, and real estate consultants (“Sellers”) who register to publish individual residential apartments, independent houses/villas, commercial spaces, or land parcels on Yards & Acres. These terms operate in supplement to the Master Terms & Conditions.
Listing Quality, Pricing & Information Accuracy
Sellers agree to maintain rigorous standards of accuracy in every advertisement:
Photographs: All uploaded photos must be genuine, recent, and depict the actual physical property. Uploading stock imagery or images belonging to other properties is prohibited.
Pricing: Listed prices must represent the genuine expected consideration. Hidden escalation charges or misleading teaser prices are strictly disallowed.
Measurements: Super built-up area, carpet area (in RERA standard definition), and plot dimensions in Square Yards, Guntas, or Acres must be precise.
Status Updates: If the property is sold, under active agreement, or withdrawn, the Seller must immediately mark the listing as “Sold” or delete it.
Strict Prohibitions for Sellers
Sellers must strictly NOT:
- Upload fictitious listings, duplicate listings across multiple accounts, or bait-and-switch properties.
- Impersonate titleholders or publish another person’s private contact or Aadhaar/PAN details without written consent.
- Falsely claim government layout approvals, HMDA/GHMC permissions, or DTCP approvals where unverified.
- Attempt to manipulate, bypass, or circumvent platform listing upload limits through logging out, refreshing browsers, or API tampering.
- Harvest, sell, syndicate, or spam buyer leads received via the Platform with unrelated marketing campaigns.
Seller Subscription Plans & Upload Quotas
To maintain listing ecosystem integrity, Yards & Acres enforces structured subscription tiers. Current plan parameters are structured as follows:
Allocates 1 property upload. Ideal for individual homeowners testing our discovery network.
Quota is strictly consumed once the 1st property is published.
Allocates up to 5 property uploads with 1 Year (365 days) active listing validity.
Priority listing charged separately if chosen.
Allocates up to 10 property uploads with 1 Year (365 days) active listing validity.
Includes Priority Listing feature without extra fee.
Note: Tier subscription prices and add-on packs are configured by Platform Administration and displayed transparently on the upgrade modal prior to checkout.
Server-Side Quota Enforcement Rules
Every listing creation attempt is verified directly against backend database ledgers using Supabase Row Level Security and server endpoints.
Enforcement Guarantee: Deleting an active listing, logging out and logging back in, switching devices, or clearing local browser caches does not replenish consumed listing quotas. Once an upload slot is utilized to publish an approved or submitted property, the slot is permanently consumed. Sellers desiring further uploads must purchase add-on packs or upgrade their tier.
Priority Listing Policy for Sellers
Sellers may activate Priority Listing during property submission or from their seller dashboard.
- Free & Gold Plan Sellers: Priority Listing is available as an optional promotional add-on subject to payment of the applicable priority fee.
- Platinum Plan Sellers: Priority Listing is fully included within the plan entitlements.
Priority boost elevates the listing’s prominence across algorithmic search results for 30 days. Priority status does not guarantee buyer inquiries, inspection bookings, or property sales.
Lead Handling & Buyer Privacy Standards
When prospective buyers submit enquiries, contact details are forwarded to the Seller only after passing platform verification. Sellers receiving verified leads agree to:
- Contact the prospective buyer within 24 to 48 hours in a professional, courteous manner.
- Update lead progression status (Contacted, Site Visit, Converted, or Closed) on the Seller Portal.
- Never transmit unsolicited commercial spam, third-party marketing, or disclose buyer details to outside telemarketing agencies.
Administrative Review, Suspension & Penalties
Yards & Acres reserves the absolute right to audit, decline, unpublish, or permanently delete any listing, and suspend or terminate any Seller account without refund, if the Seller: (a) provides fraudulent title data; (b) refuses to furnish proof of authority upon inquiry; (c) engages in abusive behavior toward prospective buyers; or (d) attempts to exploit technical vulnerabilities.
